Concrete Work in Minnetonka, Minnesota

Minnetonka is the closest the south side of Lake Minnetonka gets to our home market, and we've been pouring concrete out here for years. The work is mostly residential, mostly higher end, and almost always involves a homeowner who's done their research on contractors. We don't try to be the cheapest bid, but we are the team that shows up on schedule and stands behind the work.

Clay in the old neighborhoods, better ground on the ridges

Soils in Minnetonka are heavy in clay through a lot of the older neighborhoods, especially in the lower-lying areas around Glen Lake, Shady Oak Lake, and the original 1950s to 1970s subdivisions. Up on the ridges and around the newer construction near Highway 7 and Highway 62, the soils improve. The variation matters for foundation work and for driveway base prep more than any other factor.

Frost depth in Hennepin County is the same 42 inches under the Minnesota Residential Code as the rest of the metro. We dig footings deep and we don't skip the base prep, regardless of where you are in town.

What we pour most in Minnetonka

Residential driveways are the bulk of our Minnetonka work, followed by stamped patios, garage slabs for additions, and the occasional new-home foundation. We've also done plenty of tear-out and replacement work on driveways from the 1960s and 1970s that have finally cracked past the point of patching. Stamped and decorative concrete is popular here, especially for backyard patios that connect to outdoor kitchens or pool areas.

We're set up to work in an occupied home without leaving the place a disaster. Dust containment, drop cloths, daily cleanup, the basics done right.

Block foundations under the postwar houses

A lot of Minnetonka's 1950s to 1970s housing sits on concrete block foundations, and after fifty or sixty winters in clay soil some of those walls have bowed, cracked at the mortar joints, or let water through. We do masonry block foundation work as well as poured concrete, so when a homeowner calls about a basement wall we can talk honestly about repointing, reinforcing, or replacing a section rather than steering the answer toward whichever one we happen to sell. We'll walk the basement before we bid it.

Permits: Minnetonka Community Development

Minnetonka permits route through the city's Community Development department, and the city is specific about driveways: a driveway permit is required for any new or realigned driveway, including replacement of an existing one, filed through the online ePermits system. New construction and most flatwork over a threshold square footage need a building permit as well. Inspections are typically straightforward, and the city is reasonable about scheduling. We'll handle the back-and-forth so you don't have to.

For lakefront work that triggers shoreland or watershed review, expect additional steps. We've done enough of those to know when to flag it early.

Why Minnetonka homeowners call a Cokato crew

Minnetonka homeowners can pick from a hundred concrete contractors. Most of them are real businesses doing decent work. What separates us is the combination of being a real shop with our own crew and equipment, a 25-year track record of finished projects, and a willingness to walk away from a bid where the site conditions don't support the price we'd need to quote. We'd rather lose a job than disappoint a homeowner.

The Cokato origin means we're not a fly-by-night Cities operation. We've been in business since before half the Minnetonka neighborhoods got built out.

Driveways, slabs, and flatwork in Minnetonka

Minnetonka brings driveway replacement on the older neighborhoods, patios and walks on the lake-area lots, and garage and addition slabs. Our Concrete Driveways and Stamped and Decorative Concrete pages cover the flatwork. The block-foundation query that reaches us most from Minnetonka is covered on the Masonry and Block Foundations page, and teardown rebuilds that need a new foundation are covered on the ICF and poured foundation pages.

Start with concrete driveways, then sidewalks and walkways and floors and slabs. For a new build, the poured foundation and ICF pages cover that choice.

Minnetonka concrete questions

Do you take on Minnetonka lakefront projects?

Yes, but lakefront work near Lake Minnetonka, Shady Oak Lake, or Glen Lake often triggers shoreland regulations and watershed review depending on the property. We'll let you know early if your project needs those reviews and we'll work with the homeowner on the timeline. Lakefront retaining walls, patios, and access pads are common asks.

Do I need a permit to replace my driveway in Minnetonka?

Yes. Minnetonka requires a driveway permit for any new or realigned driveway, and that includes replacing an existing driveway in the same footprint. Applications go through the city's online ePermits system. We build the permit step into the schedule so it's approved before tear-out day rather than holding up the pour.

How do older Minnetonka driveways typically fail?

The most common pattern is heaving and cracking driven by inadequate base prep when the driveway was originally poured. A lot of 1960s and 1970s driveways were poured directly on subsoil with minimal aggregate, and forty-plus winters of freeze-thaw eventually win. Replacement done correctly should last decades.

Can you repair a block foundation in Minnetonka, or does it have to be replaced?

Usually it can be repaired. Cracked mortar joints get repointed, a bowed wall can often be reinforced from inside, and a failed section can be rebuilt without touching the rest. Replacement makes sense when the wall has moved too far or is failing on more than one side. We look at the basement first and tell you which case you're in.

What's the lead time for a Minnetonka driveway replacement in summer?

May through August, we're typically booking four to six weeks out for residential driveway work. Earlier in the spring or later in the fall, the lead time shortens. We don't take on more work than our crew can finish well, which sometimes means a slightly longer wait. The trade is a project that doesn't drag on for months.
